As cottage owners ourselves, we recognize that your cottage is much more than just a building, but rather your home on the water, and we treat it as such. We put numerous safeguards into place.

• Prospective renters are screened to match your rental conditions (i.e., your position on smokers, pets maximum number of people and any other specific concerns you may have).

• Renters must sign a detailed rental agreement and they are responsible for following rules individualized for your cottage and set out by you in our Household Rules package.

• Security deposits and full rental payments are collected in advance, providing you with more peace of mind and comfort.

• When using our services, renting out your cottage is one less thing for you to worry about!

THE BENEFITS
Many cottage owners recognize the benefits of our rental services.

• Renting your cottage out is a great way to help offset the rising costs of owning lakefront property (mortgage, taxes, insurance, etc.) or to pay for that new gazebo, deck or boat.

• Rented cottages are less likely to become the targets of thieves and vandals than are empty cottages.

• There can be taxation benefits to rental income, such as tax-deductible expenses. Even our services are tax-deductible.

• With our comprehensive marketing plan, prospective renters call us looking for cottages. Many cottage renters prefer an agency handling their vacation, and as such, during the summer, our average cottage rental can bring in $800 to $1300 per week. Indeed, many cottages we list exceed this amount, depending on amenities and location.

• There are no registration fees for our owners. You pay for our services only for those weeks we book your cottage.

• All costs of marketing your cottage, including advertising, long distance calls, mail and courier charges are included in our rates.

• Our professional management service will save you the time and effort required for a successful rental experience.

OUR SERVICES
Our services are designed to save you time and maximize your rental income. We take care of all the details involved in successful renting.

• Personally visit your cottage property to determine its market potential.

• Videotape and photograph your property.

• Set up an individualized information package on your cottage for all renters (including the household rules, an inventory list, and a detailed package containing educational information on your cottage and “cottaging” in general).

• Handle all advertising, mail, e-mail, fax and phone inquiries, “showings” of the cottage (via photographs, web, brochures), qualifying of renters, contracts and agreements, collecting and returning of security deposits, statement and remittance of rental revenues to owner prior to occupancy, and much more.
